Arthur H. Nickless Jr. Housing for the Elderly
Teaming up with New Hampshire Housing Finance Authority and the Housing Authority of the City of Rochester to create affordable housing...
Arthur H. Nickless Jr. Housing for the Elderly was approved by the City of Rochester for a 24 unit, elderly housing property on Glenwood Ave in Rochester, NH. This project received subsidy funding of Low Income Housing Tax Credits (LIHTC), a NH Housing Finance Authority Cap grant subsidy as well as additional subsidy from the Federal Home Loan Bank of Boston’s Affordable Housing Program (AHP). Profile Bank will participate in the construction and permanant financing. The purpose of this project was to offer new, affordable housing for the elderly.
The new building has been constructed and includes 24, one bedroom units with a central elevator and common core. The project is serviced by town water and sewer, with natural gas available to the site. Curbing and walkways along the front of the building allow for ADA accessibility and painted curbing for visibility. The building is designed as three stories with two main building wings, in an “L” shaped configuration, connected to the central common areas. Common areas to include lobby, dayroom, gathering room, elevator, mail room, laundry room, management office, building storage, janitorial rooms, mechanical rooms and stairwells. Each of the two main building wings will house 12 units, each to include one bedroom, kitchen, living room, full bath and laundry. Each unit will also have an individual storage space accessible from the corridor immediately outside the unit’s entry door.
19 Glenwood Ave, LLC has partnered with the Housing Authority of the City of Rochester on this project and together they have put together a very experienced, knowledgeable team. The Housing Authority has completed three LIHTC projects prior to this one and successfully owns and operates them to date.
